Real Estate
Barrow County real estate records date back to 1915. All deeds, plats and liens are available at the Clerk of Court's Office. Copies are $0.50 per page for regular copies. Certified copies are $2.50 for the first page and $0.50 for all subsequent pages.

- Deeds - $25.00 per document
- Assignments - $25.00 per cross reference
- Cancellations/Releases - $25.00 per cross reference
- UCC-1 and UCC-3 - $25.00- E-FILE ONLY
- UCC-1 with Assignment - $50.00 - E-FILE ONLY
- Liens - $25.00 per document
- Issue Record a Fifa or issue an Alias Fifa - $25.00
- Plats - $10.00 per page- E-FILE ONLY (must be recorded and paid through Plat E-File website)
- Trade Names - $170 to register, $25 to cancel (registration form | cancellation form)
You can now file deeds, liens, and UCCs through the Clerks Authority website, or through an approved vendor.
HB 1292 Changes REAL ESTATE - EFFECTIVE 1/1/2025
HB 1292 modifies Georgia law and requires:
- All self-filers MUST eFile real estate documents.
- All individuals eFiling MUST have their identity verified through the Clerks' Authority eFile portal. There are no exceptions.
- These groups may file via paper:
- Georgia-licensed attorneys,
- Mortgage lenders, (Georgia licensed or exempt)
- Mortgage servicers, (as such term is defined in 12 C.F.R. Section 1024.2)
- Georgia -licensed surveyors,
- Title insurance companies, (Georgia licensed)
- Georgia-licensed real estate brokers or salespersons,
- Any public official.
*PLEASE NOTE: However, if a filer from one of the eight groups listed above chooses to eFile, they MUST have their identity verified, just as self-filers.
- Identity verification of individuals electronically filing is performed by the Clerks' Authority.
- The Clerks' Authority's eFiling portal, https://efile.gsccca.org, is the ONLY portal through which real estate documents can be eFiled.
- All real estate documents, including liens and plats, that are eFiled will require ID verification effective January 1, 2025. UCC documents, except those filed on the real estate records, will not require ID verification when eFiled.
- Every person eFiling a real estate document must have successfully completed ID verification, which includes photographic verification. The GSCCCA system maintains the account holder status after verification.
- As adopted by the Board of Directors of the Clerks' Authority, Real Estate Recording Rules for the State of Georgia (effective January 1, 2025) can be found on the GSCCCA website.
The new requirements became effective January 1, 2025.

*Any deed changing ownership requires, by law, a PT-61 form. This includes a name change, taking off or adding a name, or giving property to someone without an exchange of money.
